Job Summary
The Facilities Specialist completes maintenance and facility related duties for New Outlook HUD apartment complexes and MHRC facilities to ensure buildings, grounds, and apartment units, and equipment are functional and maintained in a safe, clean, and sanitary manner according to all applicable standards. Ensures repairs and services are performed in a timely and professional manner while maintaining positive tenant relations.
Responsibilities
MHRC
- Performs general maintenance and repair duties for MHRC facilities, including plumbing, electrical, HVAC, painting, carpentry, appliances, furnishings, and grounds maintenance.
- Conducts routine inspections of facility systems and equipment, including lighting, HVAC, plumbing, doors, locks, and safety-related items, and completes or reports needed repairs.
- Completes preventative maintenance tasks for buildings, equipment, furnishings, appliances, and related property.
- Responds to maintenance work requests in a timely manner and maintains documentation of completed work.
- Coordinates repairs with vendors and monitors contracted work as assigned.
- Maintains safe, clean, and functional facilities, grounds, furniture, aisles, walkways, and company property.
- Inspects company vehicles and reports maintenance or safety concerns.
- Provides maintenance and facility support services at MHRC locations as directed.
New Outlook
- Maintains the safety, appearance, and functionality of New Outlook apartment properties, units, facilities, and grounds.
- Performs routine inspections and maintenance of apartment units, building systems, appliances, HVAC, plumbing, lighting, locks, windows, and related equipment.
- Responds to and documents maintenance work requests in a timely and professional manner.
- Prepares vacant apartments for occupancy, including repairs, painting, cleaning coordination, and inspection of furnishings and equipment.
- Coordinates and monitors vendors and contracted services, including plumbing, electrical, lawn care, and related maintenance services.
- Maintains maintenance supply inventory and purchases approved supplies as needed.
- Assists with grounds maintenance and irrigation in accordance with local guidelines and property standards.
- Investigates and resolves tenant maintenance concerns and provides maintenance-related assistance as appropriate.
- Maintains positive tenant relations and promotes safety awareness regarding apartment equipment, appliances, and property care.
- Participates in 24-hour on-call coverage as assigned or approved.
Qualifications
- High school diploma or equivalent preferred.
- Minimum of two years of maintenance experience in residential or apartment settings required.
- Proficiency in Microsoft Office, Outlook, and internet use.
- Strong communication and interpersonal skills, with the ability to work effectively with tenants, staff, vendors, and community partners.
Position Details
This is a full-time, day shift position that includes 24/7 on-call responsibilities.

Mental Health Resource Center, Inc. (MHRC) is a nonprofit organization that provides a wide range of behavioral health and social services to the community. Included in MHRC’s service array are 24-hour emergency services and inpatient psychiatric services for children, adolescents, and adults. Outpatient services include medication management, care coordination, case management, intensive case management team services, counseling, psychosocial rehabilitation, an adult therapeutic family program, state hospital liaison services, mental health court, multidisciplinary forensic teams (MFT), jail-based diversion services, a Co-Responder Program with the Jacksonville Sheriff’s Office, the Link-to-Life suicide prevention program, and services that assist individuals in obtaining benefits such as Social Security Income, Social Security Disability Income, Medicaid, food stamps, and housing. In addition, UF Health Jacksonville contracts with MHRC to manage the hospital’s adult inpatient psychiatric unit.
MHRC also operates eight Florida Assertive Community Treatment (FACT) programs for adults with severe and persistent mental illness, located in Clearwater, Gainesville, Jacksonville, Kissimmee, Rockledge, Tampa, and Winter Haven, as well as a FACT Lite program providing Linking, Advocating, Treating, Transitioning, Empowering & Recovery Support (LATTERS) services in Jacksonville. The two FACT teams located in Jacksonville serve residents of Duval, Clay, and Nassau counties.
